Foundation warranties - I want to send out a warning to all who are selling or listing homes that says it has a foundation warranty that comes with previous work done . Just because they present you a certificate does not mean the certificate is Valid . You must call the foundation warranty company and verify the certificate is valid . I’ve had 3 homes recently in which the seller who had the foundation work done did not do a hydrostatic test which made the warranty not VALID. We were able to get the seller to do the hydrostatic test , repair leaks and present us a valid certificate . You also need the seller to call warranty company and give them permission to share info with you . This must be completed in your option period. I hope this helps other agents as this is a new oops to check on for me
