I’m on the buy side of a resale in a Georgetown community still building. The appraisal came in WAY low because the appraiser used all new construction homes that closed in March 2021 BUT contracted in Aug 2020, Oct 2020, and Jan 2021. Clearly anything that contracted in Aug 2020 is not at all comparable to current value. On the neighborhood website right now the new homes are listed $40-$60/sqft over his comps. But of course she can’t buy one of those anyway since they are all pending. Is there any route to formally complain? He won’t take my comps and is refusing to answer my calls.
