My brother and I put my Father's home in our names approx 4 yrs ago. We are now listing it with a realtor in that area. 2 questions, 1.since we have a listing agent, will I need to set that up as a transaction and turn in any paperwork? 2. For the seller disclosure, since neither of us have ever lived there, my Father has dementia, is living with me and not capable of answering any questions, do we qualify as exempt for SD?
