Listing agreements: Total Commission and Cooperating Broker Compensation - Filling out the listing agreement correctly. If seller is paying a total of 5% and is authorizing 3% to be paid to the "buyer's agent" then you would put total of 5% in the for total and the 3% in cooperating broker compensation. If you put 2% in total and 3% in cooperating broker compensation, you are now essentially 1% in the hole, as you are giving away more than what is listed as being paid.
